Who Am I Really Working For?
 

For the real estate investor who may be thinking about purchasing a new property, especially if they are new to the Fredericksburg, TX market,  it is imperative to find a quality real estate agent.  You've taken an important first step by discovering the site of one of Fredericksburg's most experienced, dedicated and knowledgeable agents. However, for whom am I working in a transaction? Am I looking out for the best interests of the seller or the buyer?

One of the most common misconceptions among both sellers and buyer is that the realtor will be working solely for one or the other. Agency law in Texas holds that an agent can often fill (and/or be required to fill) multiple roles.  As a general rule, an agent works for the exclusive benefit of whomever he has a signed agreement with (e.g. a Listing Agreement or a Buyer's Agency Agreement).  As with all legal matters; however, there are exceptions.  This can be a confusing topic and is one in which I readily provide more information.

Ultimately, I do not make any money unless the buyer and seller of the real estate reach mutually agreeable terms and finalize a contract. My commission is only paid after a successful sale, the sale is only successful when both parties are satisfied enough to sign. While it may be true that as a commissioned agent I have a personal interest in the eventual sales price, it is always in my best interest to find the common ground between the buyer and the seller.  No sale = no paycheck!

If you decide to ask too much money for a piece of real estate, I can promise you I will have a difficult time selling it. Even if I stand to make a better commission, I will waste more time than it is worth to me showing a piece of property to people I know are not going to pay the asking price. It is not in my interest to waste time trying to put together a deal that is never going to work.

By keeping everything above-board and reasonable for everyone involved in the real estate market, I am providing better opportunities for each party and ultimately will make more money. It's just good business.
