PIONEER ROCK HOME AND B&B COMPOUND


Behind a living wall of native greenery lies one of the truly unique "compounds" in historic Fredericksburg Texas. The 1887 pioneer rock home served as the foundation for the vision of an owner not bound by convention. 

Upon acquiring this gem in 1999, she set about completely modernizing the interior lying within the 10"-12" thick limestonewalls. The cramped living spaces were expanded by removing interior walls and ceilings, systems were replaced and improved (HVAC, plumbing, wiring, etc.) and a bathroom, dining room and second fireplace were added and all of the exterior rock work was meticulously re-pointed.

Wanting to preserve the integrity of the historic structure, the decision to physically separate the modern, 2-story addition was enhanced by the creative idea of joining the two structures with a screened breezeway. This breezeway now serves as both the informal entrance to the home and as a convenient and refreshing place in which to enjoy the beautiful surroundings.

The corrugated metal clad 2-story addition was completed in 2000.  The lower floor houses the large, "eat-in" chef's kitchen.  Ample natural light fills the space that is complete with cork flooring, a commercial gas range and stunning farmhouse sink.  The open shelving and storage drawers make for easy access to anything and everything a cook could need.

Above the kitchen is the tree-house like master suite.  Ample light, exposed beams and a pyramid-like skylight combine to make this among the most unique rooms in this lovely home.  The adjacent master bath includes all the modern amenities one would expect (and some you might not)!

The thought and level of detail put into the original rock home and the modern addition are also evident in the neighboring laundry, storage and studio area.  An existing garage and workshop have been converted into what is now the place where things go that you don't want the guests to see. With 1,125 s.f. of space, you'll never lack for a place to put things! A small portion of this space was also converted into a lovely guest room with its own full bath.

As you travel from rock house to addition to work/storage spaces you can't help but feel calmed by natures abundant presence amid the improvements.  You'll note the old well house is still in place (as is the original water well).  In fact, a comprehensive rainwater collection system funnels rainwater from the buildings rooftops to two collection cisterns.  These cisterns and the old water well provide ample (free) water for all your landscape and gardening needs.

As if all this isn't enough, a four suite B&B building (also completed in 2000) adds an element of productivity to the picture.  Set behind an expansive screened porch, the common living room beckons visitors to relax by the fireplace and enjoy the ambiance of this dramatic room.  Each suite (2 lower and 2 upper) display a unique character and provide privacy for couple traveling together, families and friends.

This estate property is comprised of two lots measuring a total of 100' x 203' just a few blocks south of Main Street, far enough away from the Main Street crowds but idyllically situated in one of Fredericksburg's finest neighborhoods.
