PROFESSIONAL EXPERIENCE
Sales, Commercial/Retail Leasing and Property Management
- Achieved "Top
Ten" sales status among GCBoR agents within two years of entering residential

a major regional shopping center (1.1 million square feet). Directed and motivated a full-time
staff of 50 people.

Real Estate Asset Management
- Responsible for
establishing and maintaining leasing and management goals on a 35 property
commercial REO portfolio. Included
in this portfolio were two CBD, hi-rise office buildings in Austin, TX.
- Prepared detailed
annual operating plans designed to enhance the value and marketability of REO
assets.
- Initiated and
executed major property renovations, environmental clean-ups (UST's and
asbestos) and supervised tenant finish construction.
- Assisted in
establishment of new asset-management company responsible for over 900 assets of
seven failed banking institutions in New England.
- Trained a
full-time staff of 25 and a group of 60 third party managers in budget
preparation and asset management basics.

devising, implementing and monitoring third party budgeting and reporting

Entering residential sales with
RE/MAX as a Broker/Associate in 2000 provided the opportunity achieve the
stated goal of becoming a top selling agent in the Gillespie County Board of
Realtors. Furthering that success was
the establishment of Rubicon in January of 2007. Through active community involvement, aggressive internet
advertising, client referrals and repeat business Rubicon has been established
as a permanent presence in Fredericksburg, TX real estate. Ever-pursuing my goal to broaden the
scope of my education, experience and expertise will be leading me further into
issues concerning affordable housing and environmentally conscious and
sustainable real estate practices.
9/95 to 10/2000 General Manager, The Rouse
Company-Highland Mall, Austin, TX
Responsible for day-to-day and
strategic operations of 1.1MM sq. ft. regional shopping center. Direct and oversee activities of
Operations, Marketing, Specialty Retail and Operations. Recruit and lease to local and regional
merchants. Exercise budgetary control over operational and capital expenses and
coordinate all construction activity (new stores, remodels, capital improvements,
etc.). Established company
standards for community outreach by actively participating in the Texas
Historical Commission's widely recognized Main Streets program as a course
lecturer.
2/93 to 8/95 Industrial Property Manager, Trammell Crow Central Texas, Austin, TX
Developed major budget and cost
control systems that cut property level expenses (NNN charges) an average of
15%. Analyzed budgeting and
financial reporting procedures and instituted changes that improved staff
efficiency and accuracy. Increased
occupancy and retained existing tenant base through new leases, renewals and/or
expansions at an award-winning level.
7/92 to 2/93 New Hampshire Division Manager, Sandalwood Management, Manchester, NH
Recruited from BONHAM to
establish the remote operations of a Texas management company specializing in
REO properties as a third party vendor.
Secured new business, hired, trained and supervised personnel. Responsible for property leasing and
tenant finish as well as divisional budgeting, financial reporting and
information systems management.
10/90 to 7/92 Asset Manager, Bonnet Resources/BONHAM Corp., Austin, TX and Manchester, NH
Through increased leasing and
effective management, increased the marketability of an assigned portfolio of
commercial REO assets. Prepared
and implemented asset operating plans designed to obtained highest possible
appraised value to sales price ratio. Average ratio exceeded 90%. Designed budget and reporting
models that were implemented company-wide. Selected by management for inclusion in a team relocated to
New Hampshire to assume control over the REO assets of several failed banking
institutions.

Negotiated with developers,
mortgage brokers and tenants to produce documents required prior to funding
institutional mortgage commitments (e.g. leases, easement agreements,

Coordinated and approved over $750MM in commercial mortgage commitments,
including the master mortgage for 7 World Trade Center (among the first to fall
in the 9/11 tragedy).

Currently a principal
investor/manager of a portfolio of commercial properties in Austin, TX
(including but is not limited to): 524 N. Lamar (a 32,000 s.f. retail and
office project at the corner of 6th and Lamar in downtown Austin;
801 Rio Grande (a 3,000 s.f. historic home in downtown Austin, TX recently
restored and leased to a private school), 600 Lamar (a 14,000 s.f. retail
project at the corner of 6th and Lamar in downtown Austin, TX; 524
W. Austin Street, Fredericksburg, TX ( a multi-structure residential property
at Austin and Bowie). For privacy
