UPDATES:
  • Plans for two new "green homes" have been approved by the historic review committee!  Call for detail!
  • Year-end 2009 sales statistics are now available (with graphs)!
  • The huge controversy over the proposed routing of LCRA transmission lines needed to carry electricity from the rapidly expanding wind farms in west Texas can now be "visualized" at the LCRA website (click on the link to the "aerial photography interactive map"). If your property is affected by this, you MUST READ this article.
  • (11/06/09) President Obama has signed an extension and expansion to the popular housing tax credit legislation. The bill extends the $8,000 tax credit for home buyers who are purchasing their first home from the current November 30 deadline and expands the program to offer a credit of $6,500 to other homeowners who have lived in their current home for at least five years and are seeking to relocate.  Another modification to the original legislation raises the income limits for program participation from $75,000 for a single purchaser to $125,000 and from $125,000 to $225,000 for a couple.  There are also credits available on a diminishing basis above those income limits.
  • A remarkable commercial property in Fredericksburg, TX  is now more affordable than ever. This property has been re-listed (and price-reduced) with Rubicon and provides an opportunity for a "legacy" type development in the heart of town. Known as "The Peanut Factory", the property is spread over 3.71 M-1 zoned land.

DISCOVERING FREDERICKSBURG TEXAS REAL ESTATE

Most folks are content to simply search the MLS believing they know what they want and what they can afford. They prefer to do the ground-work themselves before making that dreaded call to an agent for specifics.  If you are one of these folks, search away! Be aware; however, that the information displayed in the search results is limited by the rules of our MLS Board (I'll bet you haven't been told that on other sites).

Only a fully-time, EXPERIENCED AGENT can provide you with ALL the details on a particular piece of real estate. Additionally, we can help you find FSBO's and the many other Fredericksburg Texas properties that are not listed to the public.

Whether using this site to surf the MLS or for researching on the Texas Hill Country, Fredericksburg, TX and/or the surrounding counties, this site is unique in its presentation of very helpful real estate-related tidbits.  The FAQ's page is a handy place to peruse questions most commonly asked about real estate (in general) and properties the Fredericksburg TX area (specifically). My blog on Fredericksburg TX Real Estate contains countless pearls of wisdom on market conditions, economic issues affecting value and many personal observations on my chosen profession. If these fail to satisfy, call me, I'm full of it (knowledge and answers that is)!

THE INS AND OUTS OF FREDERICKSBURG, TX REAL ESTATE

Let's face it; most of the buying and selling public consider real estate agents a "necessary evil", often time's on-par with used car salesmen. While we all claim to be "different", the longevity of my 20+ years of experience in this ever-changing, ever-challenging industry should speak to both my dedication to my craft and my ability to offer services that are as thorough as they are unique.

By practicing the "golden rule" with all my clients (buyers or sellers), you can be assured that every transaction will be treated as if it was my own.  Simply put, you are hiring me to condense my market knowledge and industry experience to provide you an "informed opinion" of one of the most (if not THE most) important financial decisions you will ever make.  What, at first, appears to be a daunting and frightening process will become understandable and comfortable when the job is done properly.

FINAL THOUGHTS ON FREDERICKSBURG TEXAS

It is perhaps nowhere as important to have a foot-in-the-door as in moving to a small, close-knit community.  Buyers new to the Fredericksburg, TX area often find their first (and most important) source of information on community services is their real estate agent.  An agent who has experienced what they are about to can be an indispensable guide to important considerations such as schools, neighborhoods, churches, restaurants, plumbers, doctors, etc. It is important to work with someone you trust and are completely comfortable with. Accurate recommendations can save a lot of time and heart-ache.

Equally important to sellers is having their property exposed to as wide an audience as possible. The Internet is the best medium a seller could wish for to accomplish this goal.  As most buyers of Fredericksburg, TX real estate are from outside the area and (as recent studies show) fully 85% of them begin their search on the web, it is absolutely crucial that sellers work with an experienced, net-savvy agent (i.e. me, Fredericksburg's 1st e-PRO).

Working with a brokerage not confined by "company programs" or "sales goals" that often push their own listings at the expense of buyers true needs will lead to more satisfying results for you.  The size of an agency DOES NOT equal the quality of service in this business.  Real estate is a one-on-one experience so it is crucial to work with an agent who is nimble enough to spot and respond to changing conditions and client goals.

Thank you for choosing Rubicon Real Estate Services and Jeff Williams as your guide to Fredericksburg, Texas!
